The site marks an important gateway between the planned new harbour
district and the principal shopping area on the corner of the historic
promenade “The Leas” and is currently neglected by a closed façade.

Our solution opens the remaining retail structure to the seafront and adds a new residential tower on top, creating an architectural beacon overlooking the English Channel.
